Social housing in Liverpool maximises thermal efficiency with Profile 22 casement windows from Profile 22.

A £4.6 million project by Liverpool Mutual Homes (LMH) delivered family homes for affordable rent on a neglected brownfield site and featured Profile 22 windows as part of a series of measures to maximise energy efficiency.

Leighton Dene in Fazakerley, Liverpool, was once the site of a run-down nursing home and had lain vacant for a number of years. Liverpool City Council released the site to the Liverpool Housing Partnership, an innovative housing consortium model that sees receipts from land sales to Redrow Homes ring-fenced and reinvested into affordable housing. The housing scheme in this case comprised 17 two-bedroom and 5 three-bedroom houses, as well as 9 one-bed and 3 two-bed apartments. It was designed by architects Bowker Sadler and delivered in partnership with main contractor Willmott Dixon. Energy efficiency was at the heart of the specification, with the latest energy efficient products including new boilers, new central heating systems and double glazed windows and doors specified for the project.

A trusted team
Profile22 Approved Window Contractor Total Glass supplied Rochdale’s New Look Windows a Category A preferred supplier with Willmot Dixon and was awarded the contract to install the windows in the development. The company is a highly experienced commercial installer and Director Walter Lopacki said: “We carry out commercial contracts of varying sizes nationwide. We are the preferred choice of many contractors, including Willmott Dixon, because of our reputation for excellent service, high standards of workmanship and value for money.”

Profile 22 is rapidly becoming the commercial system of choice and Profile 22 casement windows were specified for this project. The award winning windows deliver easy-to-maintain aesthetics, but, more importantly for this project, exceptional security and low U values.

A carefully planned installation
Both New Look and Total Glass’s experience meant they were familiar with the challenges and opportunities of working on busy construction sites and complex, multi-phase projects such as this one. Careful planning and meticulous attention to detail at every stage meant the fabrication and installation of the windows went smoothly from start to finish.

A successful scheme
The scheme completed successfully. The Profile 22 windows and doors will help reduce fuel bills for new tenants as well as add to the high quality living experience that the homes offer. As an indication of the appeal of the properties and the need for such a development, all have already been let on an affordable rent basis through the Property Pool Plus choice-based lettings scheme.
